Each timeshare is different and has its own individual transfer process. There are many steps involved in properly completing the transfer and the cooperation of the owner is crucial to our success.
Once we have received the required documentation and transfer fee the average transfer takes 120 business days. There are resorts that complete the process much faster and other resorts that take longer, depending on their internal process. We will always do our best to complete the transfer as quickly as possible while fulfilling all of the legal requirements needed to remove your name from the property.

Yes, your membership must be paid in full and have no outstanding balances at the time that the transfer process begins. This includes, but is not limited to, mortgage, maintenance fees, special assessments, and taxes.

You are responsible for your annual maintenance fee for the year that we begin your transfer and any fee billed by your timeshare for a period of 90 days after Vacations Center receives the transfer requirements (documents and transfer fees).

Yes! We want to ensure that you are able to book vacations using the weeks/points that are associated with your paid maintenance fees. In order for us to be able to process the transfer and not risk your vacations being cancelled due to a change of ownership, please contact us to let you know the options available for using your vacation time.

After your 90 day responsibility has passed, Vacations Center will take full responsibility for any further annual maintenance fees that are billed until the transfer has been completed.

In the event that you receive a bill and it is dated after your 90 day responsibility has ended, please follow these steps:

  1. Forward a scanned copy of the bill to our office via e-mail for review. You can send it to customerservice@vacationscenter.mx
    • This must be received at least 30 days prior to the listed due date on the bill.
  2. You will receive a response from us within 5 business days; if the bill is our responsibility, you will receive instructions from your representative to request a reservation for the week/points that we are paying for after we have taken into account the specific policies of your resort and the current status of the transfer.
    • If you are the owner of a fixed week with the usage beginning in the first 6 weeks of the year, we must receive the reservation confirmation no later than 45 days before the check in date.
  3. Once we have received the reservation confirmation, we will send you a refund for the entire maintenance fee – and not a penny less!

Vacations Center will perform the transfer for you and keep you updated on our progress. In the rare event that we need your involvement as the owner, we will let you know what needs to be done and walk you through the process. All of our transfers comply with the legal requirements necessary to remove your name from the ownership with no further obligations to the resort.

We will do it for you! Once all of the transfer documents have been executed, including recording the new deed in the case of deeded memberships, we will forward all transfer requirements to your resort. Due to the volume of timeshare transfers that we process every year we often have a way to expedite the process through assigned contacts with resort management companies.

Transfer processes vary for each resort, so it is important to clarify the exact requirements for the timeshare that you are transferring with your assigned representative. The following is a guideline of general requirements:

  • Limited Durable Power of Attorney – This allows us to perform the transfer on your behalf, minimizing the amount of documents being sent back and forth for signatures.
  • Proof of Ownership – Depending on your membership, this could be a purchase agreement, recorded deed, certificate, or some combination of the three.
  • Photo identification – Government issued photo ID for each owner listed on the membership.
  • Maintenance Fee Statement – A copy of your last maintenance fee bill along with proof of payment confirms that the property is current and gives an overview of your membership information.

Your representative will go over the specific documents required to transfer your membership and make sure that all of your questions are answered.
